Overview

The Area Sales Manager must believe in, practice and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how he or she approaches their role at Green Brick Partners.

 

Manage and Motivate the Sales Team.  Make events happen that conform to the plan

Responsibilities

  • Motivate and lead the sales team
  • Recruit, hire and train the community sales managers and sales assistants
  • One on one weekly sales encounters to provide accountability
  • Send in a weekly Friday sales update report
  • Provide excellent customer service skills in the pre-sale, buying process, or closing of our homes
  • Write cancellation or buyer/Realtor letters as needed
  • Update weekly MLS reports
  • Update weekly discretion reports
  • Update weekly “red report”
  • Motivate with contests and other efforts
  • Help with sales meeting and other training efforts
  • Conduct performance reviews of sales personnel
  • Responsible for safety implementation in the models an onsite homes under construction
  • Implement and oversee the accuracy of competition studies
  • Provides sales strategies on selling with or against the competition in the surrounding area
  • Attend Realtor presentations and help in setting up and scheduling presentations
  • Seek advice or help from HR as needed on personnel issues
  • Implement changes with the sales team such as contract changes, design center, etc
  • Attend outside company and Realtor functions
  • Attend prototype frame walks to give feedback
  • Attend weekly sales and marketing meetings as well as brand specific, financial and leadership meetings
  • Attend and prepare for kick off meetings
  • Special projects as determined by President

Supervision of Others:  

Supervise the Community Sales Managers and Sales Assistants, Provide appropriate coaching and mentoring for these team members to achieve their goals

 

Authority/Budget/Decision Making/Discretion and Independent Judgment Ability:

Help in the hiring and assigning CSM’s and CSA’s to community locations. Directs a team of approximately 10 employees. Manage sales per community along with Director of Sales.

 

Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear.  Ability to lift and/or move up to 25 pounds.  Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

 

Location: Trophy Signature Homes Corporate Offices and Sales Offices/Travel to numerous field locations

 

Qualifications

Education:

  • Bachelor’s Degree preferred

Experience:

  • New Home Sales Management preferred

  • Knowledge of new home industry, financing and advertising, sales skills, mentoring and teaching skills, organizational skills, must be able to manage conflict and resolve customer and employee issues, team player, analysis and decision making skills, high energy, drive to succeed, follow through skills, trouble shooter, public speaking skills, visionary, creative and able to articulate new ideas, active listening skills, flexible to change, able to manage time and productivity to meet deadlines, skilled at dealing with people at all levels of the organization, ability to lead others in a positive manner
