Position Purpose: The Starts Manager must believe in, practice, and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how he or she approaches their role at Green Brick Partners.

The Starts Manager position ensures that Trophy Signature Homes can efficiently, and accurately start homes in all neighborhoods without hiccups. This position is in place to ensure that the starts process is flowing flawlessly from acquisition of land up to the creation of purchase orders. This person should be adaptable to the market changes and maintain/improve processes parallel with Trophy’s growth in starts year over year.

Responsibilities

  • Communicate with GRBK land team to obtain all necessary documents within upcoming neighborhoods/phases.
  • Understand City requirements and codes to submit to different cities within DFW.
    • Create and maintain a “How to submit to a city” guideline.
    • Create a city requirement document for each city for everyone to reference.
  • Read through city codes, CCR’s, PD’s, and Design guidelines for all neighborhoods to ensure the appropriate products are being built in each community.
    • Create and maintain a document for each new community/phase that outlines all requirements in a concise way.
    • Manage these documents throughout the entirety of the life of each community.
    • Update the documents when amendments are made to any of the above documents and communicate those updates to the rest of the Trophy team.
  • Submit for plan preapprovals to cities and HOAs.
  • Verify approved plans and elevations per community and maintain the best-way-built document with approved, plans, elevations and products per community.
  • Work with Sales/Construction to create a start pattern (snake map) at the beginning of a new neighborhood/phase & follow throughout production.
  • Work with Finance and Operations Manager for starts pace/panel percentages.
  • Work with Purchasing to review and confirm vendor lists for each neighborhood.
    • Mechanical trades, Survey companies, Landscaping irrigation trade, etc.
  • Communicate what is needed to maintain starts backlog at each neighborhoods starts pace.
  • Verify plot plans and foundation plans are being ordered correctly and then reviewing for accuracy when received before submitting for permit.
  • Understand and evolve the permitting/starts processes from acquisition of land up to the creation of purchase orders.
  • Understand the entire system processes of pushing out a start including Newstar sales, Newstar Enterprise and Build pro. This is important to be able to identify where a start is held up.

Supervision of Others: Permitting Managers, Permitting Coordinators, Start Paneling Person


Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: This position is largely self-managed and requires significant judgment and analysis.

Qualifications

Education:
High School Diploma
College Courses preferred

Experience:
• Microsoft Excel
• At least 5 years of homebuilding experience
• Newstar experience is a bonus

Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear.  Ability to lift and/or move up to 25 pounds.  Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.
