Overview

Position Purpose: The Director of Forward Planning must believe in, practice, and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how they approach their role at Green Brick Partners.


As a land development and homebuilding organization, GRBK strives to reduce the inherent risk in purchasing and developing land. The Director of Forward Planning plays an integral role in reducing this risk by aiding management in evaluating new land acquisitions/lot positions and monitoring the financial success of current land positions. The Director of Forward Planning collaborates closely with the National Land Acquisition team, Division Presidents, and the Land Committee to aid in capital planning and strategic decision making.

Responsibilities

  • Reviews underwriting proformas and acquisition approval packages, as prepared by land acquisition teams, prior to submittal to land committee.
  • Prepares quarterly land acquisition and development cash flow forecast and summarizes variances from prior forecasts.
  • Maintains land capital plan to aid upper management in making informed decisions regarding capital allocations.
  • Analyzes land pipeline to identify future gaps in lot positions.
  • Oversees use of forecasting platform to identify areas for improvement/automation.
  • Participate in land budget reviews.
  • Analyze Special Financing District (MUD/PID/MMD) budgets for compliance with company policies and assist in preparation for bond issuances.
  • Special projects and analyses as needed at management’s request.

Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: Utilizes discretion, judgment, and high-level analytical skills to interpret complex deal analysis
and modeling.


Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25 pounds. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

Qualifications

Education:

  • Bachelor’s degree in Accounting or Finance required; Master’s degree is a plus

Experience:

  • Minimum 5 years’ experience in real estate finance and analysis. Prior homebuilding experience preferred.
  • Excellent time management and organizational skills with high attention to detail and accuracy
  • Strong analytical skills with regards to deal underwriting and forecasting
  • Proficiency in Excel, Word, PowerPoint
  • Strong interpersonal skills to enable effective communication with staff and management
  • Concise writing skills are required for presentations to land committee
  • Strong work ethic and commitment to implementation and execution
