Overview

Position Purpose: The Marketing Manager must believe in, practice and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how he or she approaches their role at Green Brick Partners.

 

The Marketing Manager will focus on creating and executing targeted marketing strategies that enhance the visibility and appeal of our residential communities. The role will involve overseeing all aspects of community marketing, including developing and implementing sign strategies to ensure optimal placement and visibility, manage online channels and social media, planning and coordinating community events that drive engagement and showcase our homes, and crafting compelling email campaigns that resonate with potential buyers. The Manager will work closely with the sales teams and other departments to ensure that our marketing efforts align with community-specific goals, driving foot traffic and generating leads.

Responsibilities

Community marketing: Play a leading role in opening new communities and launching new products. Ensure that all sales tools are in place and that the community's appearance meets company standards.

 

Community Liaison

  • Act as front-line marketing strategist for assigned communities.
  • Manage community campaign messaging, signage design, and installation.
  • Track competitor promotions.
  • Bring new ideas for community marketing and marketing channels.
  • Traffic all projects in a timely manner to meet deadlines.
  • Visit communities once per week, with all community visits completed once per quarter.

On-Site

  • Play a leading role in new, active, and closing communities.
  • Lead community events.
  • Manage sign ordering and installation in each community including sold/available, coming soon, etc.
  • Visit each community a minimum of once every 5 weeks.
  • Ensure all messaging in the sales center remains in compliance with brand standards.
  • Work with community sales managers to troubleshoot onsite challenges and work with larger marketing team to develop solutions.

Model Home & Sales Center Messaging

  • Manage sales center build with vendors and other departments.
  • Lead sales center opening by providing needed materials, collateral, wall plaques, samples, and any projects that support sales presentations.
  • Train the sales team on marketing tools, processes, and systems.
  • Oversee furniture staging installation and updates to ensure model homes and sales centers meet brand presentation standards.

Website & Digital Assets

  • Content creator for community-specific webpages, social media, promo emails, hot homes emails, and signage messaging.
  • Track the growth of prospect lists in Marketing Cloud for new communities.
  • Set up new communities on the website and maintain community accuracy, including pricing, promos, descriptions, amenities, HOA fees, tax rates, floor plans, brochures, maps, videos and images.
  • Manage communities on the website, community microsites, and third-party real estate sites.
  • Assist with the setup of online directories and reply to online reviews.

Asset Library

  • Coordinate and maintain an asset library to include drone footage, community amenities, model tours, and professional photography.
  • Create and maintain lifestyle videos for each community.

Email & SMS Marketing

  • Create, schedule and send mass emails through Marketing Cloud.
  • Coordinate with external 3rd party sites for realtor email communications.
  • Schedule and send targeted text message campaigns through Marketing Cloud.

Promotional Products

 

  • Support Marketing Leadership with ordering community promotional products, help maintain the online portal, and assist with replenishment and recommendations for inventory items.

Other

  • Assist with invoice coding and processing.
  • Manage self tasks daily in the project management system to ensure tasks are executed on time and marked as complete, contributing to successful project completion and overall team support.
  • All other duties as assigned to support marketing and company goals and objectives

Supervision of Others: N/A.

 

Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: This position will manage projects, use independent problem-solving skills, and must carry out responsibilities with little daily supervision.

 

Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25 pounds. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

Qualifications

Education:

  • Bachelor’s Degree in marketing, communications or similar discipline preferred

Experience:

  • 5+ years marketing experience in a fast-paced business environment, preferably in new home construction.

Competencies:

  • Intimate understanding of traditional and emerging marketing channels
  • Ability to think creatively and innovatively
  • Expert multi-tasker with a high-level of organizational and prioritizing skills
  • Skilled at maintaining a high attention to detail
  • Strong proofreading skills
  • Ability to lead, understanding of technology and social media, creative skills, and writing skills
  • Knowledge of Microsoft Suite (Word, Excel, PowerPoint, Outlook 365) and familiarity with Adobe Creative Suite (InDesign, Photoshop, Illustrator)
  • Proficient knowledge with social media platforms (Facebook, LinkedIn, TikTok, Instagram, etc.)
  • Knowledge and experience in website maintenance software: WordPress, Builder Cloud or related software
  • Ability to maintain good relationships with vendors and internal departments
  • Experience with Salesforce CRM and Salesforce Marketing Cloud preferred
  • Basic InDesign, PhotoShop and Adobe Professional skills preferred
  • Experience in Asana project management system preferred
  • Real estate knowledge preferred
