Overview

The Land Development Manager must believe in, practice and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how he or she approaches their role at Green Brick Partners.

 

Overall responsibility would be for managing Houston single family residential land development, including the delivery of finished residential lots to our corporate builder brands and third-party builders. 

Responsibilities

  • Coordinates all on-site and off-site designs with municipal agencies, third party consultants including civil engineers, surveyors, landscape architects, geotechnical engineers, and legal (or other consultants that may be part of the land development process) to meet budget and schedule metrics.
  • Performs all aspects of land development contract process, including preparing and reviewing scopes of work, invitations to bid, bid lists, accurate takeoffs, bid negotiation, awarding of contract and management of change orders.
  • Evaluates cost estimates and works with third party design consultants towards best value designs.
  • Initiates, monitors, and maintains all land development budgets including coordination with land accounting team to monitor and correct errors/inaccurate information, which includes monthly budget review process. Reviews and approves all change orders, invoices, and addendums. 
  • Manages special district (i.e. MUD, PID, other) agreements, meetings and coordination.
  • Coordinates franchise utility (electric, natural gas, telecom) service for new communities, including contracts, construction and pursuit of any rebate programs for reduction in facility costs.
  • Manages construction trades during the land development process, which includes lot development as well as landscape, hardscape and amenities construction.
  • Works with corporate builder brands and third party builders to ensure lots delivered are designed and built for the intended product, and to solve any coordination issues related to the any municipal authorities and the HOA. Includes addressing any builder issues post lot delivery. 
  • Participates in long range planning for lot phasing and product purposes.
  • Facilitates final acceptance of lots from municipal agencies and builders.
  • Facilitates due diligence on new land acquisition pursuits, working closely with land acquisition team, to establish detailed land development budgets and outlines land development summary as part of company approval packages for land committee approval process.

Supervision of others: Third-party trades/vendors. Future management of Land Development Manager and/or Land Coordinator for Houston market as growth occurs.

 

Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: 

  • Hire and fire contractors to complete land development work.
  • Land Development Budget and development contract approvals to follow adopted company guidelines.
  • Manage land development operations in Houston.

Qualifications

Education:

  • Bachelor’s degree in Civil Engineering or Construction Management preferred.

 

Experience:

  • 5 to 7 years of direct residential land development project management experience.

 

Competencies:

  • Proficient at Word, Excel, and various other computer programs.
  • Ability to solve problems in a professional manner.
  • Attention to detail, accuracy and resolve to get the tasks done right the first time.
  • Excellent work ethic.

Physical Requirements:  Must have a vehicle capable of carrying supplies, valid driver’s license and be willing to drive among designated communities in daytime and nighttime.

Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear.  Ability to lift and/or move up to 50 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision and peripheral vision.
