Overview

As a land acquisition, development and homebuilding organization, GRBK strives to reduce the inherent risk in purchasing and developing land.  The Land Development Coordinator – Austin supports the Vice President of Land Development – Austin and each Land Development Manager – Austin in all administrative responsibilities associated with developing raw land into finished lots for homebuilding.

Responsibilities

  • File management, with an understanding of project files related to land development.
  • Assists in preparing and coordinates the execution of master professional service and master construction agreements with land development related vendors.  
  • Responsible for preparing and processing land development vendor purchase orders and change orders by submarket, community and land development accounting cost codes.
  • Responsible for tracking all purchase orders and change orders, including data entry into enterprise resource planning (ERP) system.  
  • Responsible for invoice processing, including monitoring invoice submissions, summarizing invoices by submarket, community and land development accounting cost codes, and coordinating the review and approval of land development invoices prior to submitting to accounts payable team for payment.
  • Facilitates check and payment requests from VP/Director of Land Development and/or Land Development Manager(s) with accounts payable team for land development related fees.     
  • Facilitates homeowner association (HOA) setups with 3rd party legal & management partners.
  • Maintains ag tenant leases, and contractor pricing list for land development projects
  • Assists the Director/VP of Land Development and/or Land Development Manager(s) in the preparation of bid packages and bid summaries for land development projects.
  • Assists the Director/VP of Land Development and Land Development Manager(s) in the substantial completion process with internal homebuilding brands & 3rd party homebuilders, including lot transfer(s) as required.  
  • Assists with additional land development project administrative needs as required, including support for new markets on interim basis.

Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear.  Ability to lift and/or move up to 25 pounds.  Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

 

Location: Austin, Texas Office

Qualifications

Education/training: High School Diploma or equivalent combination of education and experience. 

 

Experience: One year of experience that included specific real estate and/or homebuilding industry experience.

 

Competencies:         

  • Proficiency in MS Office programs.
  • Constellation Newstar or other comparable ERP software.  
  • Must possess excellent oral and written communication skills.
  • Detail oriented with a strong acumen for critical, logical thinking and problem-solving.
