The Director of Brand Marketing & Campaign Strategy is responsible for the development, management, and execution of enterprise-level branding, campaign strategies, customer segmentation, and marketing programs across the company's homebuilding brands. This role serves as the primary steward of brand positioning, messaging, creative strategy, marketing communications, and customer lifecycle campaigns, ensuring consistency while delivering scalable resources that support regional and local marketing teams.
Initially focused on Trophy Signature Homes and the Dallas portfolio of brands, this role will establish and maintain clear differentiation between each brand, ensuring distinct market positioning, customer segmentation, product alignment, and value propositions. The Director will develop strategies that support a diverse product spectrum ranging from approximately $300,000 to $950,000+, creating targeted messaging that resonates with specific buyer profiles, including first-time buyers, move-up buyers, second move-up buyers, townhome purchasers, and luxury homebuyers.
The Director will lead enterprise campaign planning aligned with seasonal market trends, inventory needs, sales objectives, and key phases of the homebuying journey. Working closely with the National Vice President of Marketing, Digital Marketing Manager, Regional Marketing Director, Division Marketing and Sales leadership, this position will create integrated marketing programs that drive awareness, engagement, lead generation, agent advocacy, and conversions while maintaining strong brand differentiation and consistency across the organization.
Additionally, this role serves as a key marketing resource to Green Brick Partners, supporting parent company initiatives including board presentations, corporate branding, and enterprise-wide marketing strategies that elevate the Green Brick portfolio of brands.
Brand Strategy, Positioning & Governance
- Serve as the enterprise brand steward for all company brands, ensuring consistent positioning, messaging, visual identity, and customer experience
- Develop, maintain, and enforce brand standards, messaging frameworks, creative guidelines, and marketing toolkits
- Lead brand evolution strategies that support company growth, market expansion, and changing consumer preferences
- Ensure alignment between corporate brand strategy and local market execution
- Maintain consistency across all customer-facing communications and marketing assets
Portfolio Management & Customer Segmentation
- Establish and maintain clear market positioning and differentiation for each Dallas and enterprise brand
- Define and manage customer segmentation strategies across all brands to minimize overlap and maximize market coverage
- Create distinct brand identities and value propositions based on customer profiles, product offerings, lifestyle aspirations, and price points
- Develop differentiated marketing strategies for product categories including First-Time Buyers, Move-Up Buyers, Second Move-Up Buyers, Townhome Buyers, and Luxury Buyers
- Align messaging, campaigns, and marketing investments with target customer segments based on demographic, psychographic, geographic, and behavioral data
- Partner with Sales, Product Development, and Leadership teams to ensure brand positioning aligns with product offerings and community strategies
- Oversee strategic messaging across product ranges spanning approximately $300,000 to $950,000+, ensuring customers clearly understand each brand's value proposition and place within the portfolio
Enterprise Campaign Strategy & Development
- Partner with division and marketing leadership to develop and manage a comprehensive annual marketing campaign calendar aligned with company objectives, inventory priorities, community launches, and sales goals
- Create enterprise-level campaigns that support awareness, consideration, conversion, move-in, referral, and loyalty objectives throughout the customer lifecycle
- Design integrated marketing campaigns that leverage seasonal homebuying trends, market conditions, and consumer behavior
- Build scalable campaign frameworks that regional and local marketing teams can customize for market-specific execution
- Lead campaign planning for new community openings, product launches, inventory initiatives, promotional offerings, and brand awareness efforts
- Partner with Sales and Operations teams to support strategic business initiatives through targeted marketing campaigns
Seasonal & Homebuyer Lifecycle Marketing
- Develop campaign strategies aligned with key homebuying seasons including spring homebuying season, summer move opportunities, back-to-school timing, year-end sales events, and interest rate/market-driven opportunities
- Create campaigns tailored to each phase of the customer journey: Awareness, Consideration, Home Search, Purchase Decision, Contract to Close, Move-In, and Referral/Advocacy
- Develop audience-specific messaging that addresses the unique motivations and needs of various buyer groups
- Ensure campaigns meet customers where they are in their buying journey while supporting sales goals and inventory strategies
National Sales Events & Promotional Campaigns
- Lead development and execution of enterprise sales events, promotional campaigns, and strategic marketing initiatives
- Create integrated promotional campaign packages including creative concepts, messaging frameworks, digital assets, sales collateral, email campaigns, agent-facing materials, and campaign deployment kits
- Coordinate campaign launches across brands, divisions, and markets
- Partner with Sales leadership to align promotional strategies with business goals and market opportunities
Marketing Collateral & Asset Development
- Oversee creation and management of enterprise marketing collateral supporting corporate, regional, and local initiatives
- Develop scalable resources including brochures, flyers, community marketing materials, product sheets, sales presentations, campaign assets, brand templates, and consumer-facing resources
- Maintain centralized marketing asset libraries accessible to all divisions
- Ensure all materials support brand standards and strategic objectives
Marketing Cloud & Content Strategy
- Own development and execution of Marketing Cloud templates, communication frameworks, and email marketing standards
- Create reusable templates, automated campaign assets, and customer journey communications for use across divisions
- Write and oversee marketing copy for consumer campaigns, agent communications, website content, promotional campaigns, sales events, and brand initiatives
- Establish content governance and messaging standards across all brands ensuring alignment with brand positioning and customer segment strategies
Agent Program Development
- Create and manage a comprehensive enterprise Realtor and agent engagement program beginning with Trophy Signature Homes
- Develop agent-facing marketing resources, tools, training materials, communication plans, and promotional opportunities
- Establish a scalable framework that can be expanded across all brands
- Partner with Sales and Regional Marketing teams to strengthen Realtor relationships and increase participation
- Measure effectiveness and continuously improve program performance
Digital Marketing Collaboration
- Partner closely with the Digital Marketing Manager to support enterprise digital initiatives
- Provide campaign concepts, creative assets, messaging, and content for SEO, AEO, Paid Media, Consumer Lead Generation, Agent Marketing Campaigns, Retargeting Efforts, and Marketing Automation Programs
- Ensure customer segmentation strategy is reflected throughout digital acquisition and nurturing efforts
- Support development of content strategies that increase organic visibility, engagement, and conversion rates
- Collaborate on campaign performance analysis and optimization recommendations
Cross-Functional Leadership
- Serve as the critical link between enterprise strategy and local market execution
- Collaborate with Regional Marketing Directors to ensure successful deployment of enterprise programs
- Provide strategic direction and resources that improve execution consistency and efficiency
- Partner with Sales, Operations, Product Development, Land Acquisition, and Executive Leadership teams on strategic initiatives
- Drive alignment among departments to achieve company growth goals and customer acquisition targets
Parent Company & Corporate Support
- Develop and produce high-quality marketing materials for Green Brick Partners board presentations, including brand performance summaries, market positioning updates, and strategic marketing initiatives
- Support investor relations communications with marketing content, brand narratives, and visual assets that effectively communicate the company's market position and growth trajectory
- If needed, lead branding enhancement initiatives that elevate Green Brick Partners' corporate identity and strengthen alignment across all portfolio brands
- Create executive-level presentations and marketing collateral for corporate communications, annual reports, and stakeholder engagements
- Partner with Green Brick Land on community branding and strategies for large masterplan communities.
- Support enterprise-wide marketing strategies that showcase the collective strength and market presence of the Green Brick portfolio
Role Boundaries & Coordination
- Serve as the primary owner of all enterprise brand standards, messaging frameworks, and creative guidelines; Digital Marketing Manager and Region Director apply and enforce these standards in their respective domains
- Develop enterprise campaign strategies and creative frameworks; hand off to Digital Marketing Manager for digital execution and to Region Director for local market deployment and customization
- Create scalable campaign frameworks, marketing toolkits, and brand resources that flow to: (1) Digital Marketing Manager for digital channel execution, (2) Region Director for divisional team deployment
- Lead campaign planning for new community openings by providing campaign/marketing materials and launch strategies; coordinate with Region Director who owns the operational readiness process
- Create enterprise Realtor/agent program framework and resources; partner with Region Director who ensures local execution and relationship building at division level
- Establish content governance and social media content strategy; Digital Marketing Manager executes enterprise social while local teams handle community-level engagement following brand guidelines
- Document and share CONTENT and CAMPAIGN best practices; coordinate with Digital Marketing Manager on digital best practices and Region Director on adoption across divisions
- Collaborate on campaign performance analysis by receiving digital metrics from Digital Marketing Manager; provide optimization recommendations while Region Director uses insights for divisional business decisions
- Participate in regular coordination meetings with Digital Marketing Manager and Region Director to ensure alignment on priorities, campaign handoffs, and local team resource needs
Supervision of Others: No direct reports. Must be a self-starter.
Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: Exercise independent decision-making ability regarding budgets and exercise authority in choosing vendors, critical wording for PR, etc. Full responsibility for all financial and marketing decisions on behalf of the company.
